Application Process
- All adults 18+ intending to reside in the premise must fill out an application. It must be signed and the application fee paid to be considered.
- There are many factors considered including credit, criminal background, eviction, income ratios, reference checks, financial preparedness, etc.
- Minimum 600 (FICO) score is required on properties.
- Gross Monthly Income must be a minimum of 3 times the rent amount
- Applications may take up to 72 business hours to process
- Applicants with an approved application AND that have selected a house have 24 hours/1 business day to proceed and finalize EFT authorization for their reservation agreement or they will be deemed financially unprepared and risk being deemed unqualified.
- Must be able to show at least $100 in liquid assets in a bank account(s) when applying.
Note: Note: Our applications within our system are good for 60 days; once the 60 day time
period has expired – a new application would be required if you wanted to
apply/proceed with one of our properties. Zillow applications are only good for 30 Days.
Renters Insurance protects you and your belongings. You are REQUIRED to provide
proof of insurance / obtain rental insurance before you can sign your lease, get your
keys, and move in. By signing this application, you agree to all of the above terms and
policies.
All applicants must visit https://nearurbanliving.petscreening.com to certify their pet,
assistance animal, or to attest that they do not have a pet.
Automatic Disqualifications:
- Eviction in last 5 years (includes eviction filings)
- Rent is higher than 45% of gross income (factor in D/I)
- Sexual based crime
- No call, no show to an appointment
- Unpaid Tax Liens, Garnishments or Open Bankruptcies
- Discrepancies or misrepresentation
- Score below the above listed scores.
